20. Quiet Enjoyment. If Tenant shall perform all of the covenants and agreements herein required to be performed by Tenant, Tenant shall, subject to the terms of this Lease, at all times during the Lease Term, have peaceful and quiet enjoyment of the Premises against any person claiming by, through or under Landlord.
6. Quiet Enjoyment. So long as Tenant shall not be in default of any of its obligations set forth in this Lease, Landlord agrees that Tenant shall have the quiet enjoyment and peaceable use and possession of the demised Premises during the term of this Lease, subject to the terms of this Lease.
28.Quiet Enjoyment. Landlord covenants that Tenant shall and may peacefully have, hold and enjoy the Premises free from hindrance by Landlord or any person claiming by, through or under Landlord but subject to the other terms hereof, provided that Tenant pays the Base Rental, Additional Rental, and any other sums herein recited to be paid by Tenant and performs all of Tenant’s covenants and agreements herein contained. It is understood and agreed that this covenant and any and all other covenants of Landlord contained in this Lease shall be binding upon Landlord and its successors only with respect to breaches occurring during the ownership of the Landlord’s interest hereunder.
12. Quiet Enjoyment. The City agrees that, upon Tenants paying Rent and other charges, and keeping and performing all of the terms, conditions, covenants, and provisions of this Lease, the City will do nothing that will prevent Tenant from peaceably and quietly enjoying, holding, and occupying the Premises during the Lease Term. This covenant does not extend to any disturbance, act, or condition brought about by any other tenant or occupant in the Building and is subject to the rights of the City set forth in this Lease.
29.Quiet Enjoyment. Landlord covenants that Tenant shall and may peacefully have, hold and enjoy the Premises free from hindrance by Landlord or any person claiming by, through or under Landlord but subject to the other terms hereof, provided that Tenant pays the Base Rental, Additional Rental, and any other sums herein recited to be paid by Tenant and performs all of Tenants covenants and agreements herein contained. It is understood and agreed that this covenant and any and all other covenants of Landlord contained in this Lease shall be binding upon Landlord and its successors only with respect to breaches occurring during the ownership of the Landlords interest hereunder.
Section20.5 Quiet Enjoyment. Landlord covenants and agrees that Tenant, upon paying the Basic Rent and Additional Rent, and upon observing and keeping the covenants, agreements and conditions of this Lease on its part to be kept, observed and performed, shall lawfully, peaceably and quietly hold, occupy and enjoy the Demised Premises (subject to the provisions of this Lease) during the term of this Lease without hindrance or molestation by Landlord or by any person or persons claiming under Landlord.
Section15.1Quiet Enjoyment. Provided no Event of Default has occurred and is continuing, Tenant shall, subject to the terms and provisions of this Lease, peaceably and quietly hold and enjoy the Leased Premises for the Term hereby demised, only, however, against (i)interference therewith by the affirmative acts of Landlord, its employees or agents, and (ii)interference therewith by any person who may claim superior title to the Leased Premises by, through or under Landlord, but not otherwise. Landlord shall under no circumstances be held responsible for restriction or disruption of access to the Leased Premises from public streets caused by construction work or other actions taken by or on behalf of governmental authorities, and same shall not constitute a constructive eviction of Tenant or give rise to any right or remedy of Tenant against Landlord of any nature or kind.
Section 18.1 Quiet Enjoyment.Landlord agrees that Tenant, upon paying all Rent and other charges herein provided for and observing and keeping the covenants, agreements, terms and conditions of this Lease and the rules and regulations of Landlord affecting the Premises on its part to be performed, shall lawfully and quietly hold, occupy and enjoy the Premises during the Term of this Lease.
Quiet Enjoyment. So long as Subtenant is not in default (beyond any applicable notice and cure period) under this Sublease, and subject to Sublandlord’s right to enter specifically granted herein or Landlord’s right to enter granted in the Master Lease, Subtenant’s quiet enjoyment of the Subleased Premises shall not be disturbed or interfered with by Sublandlord, its employees or agents.
24.0 Quiet Enjoyment. So long as Tenant pays the rent and otherwise complies with this Lease, Tenants possession of the Premises will not be disturbed by Landlord, its successors or assigns, and Tenant shall be entitled to quiet enjoyment of the Premises.
(a) The Landlord and its agents may, on reasonable prior written notice (which shall not be required in the case of an emergency), enter the Leased Premises at all reasonable times to examine them, to assure that the Tenant is complying with its obligations under this Lease, and to make repairs, alterations, changes, adjustments, improvements or additions to the Leased Premises or any part of them or any adjacent property, and for that purpose, the Landlord may take material into the Leased Premises without it constituting a re-entry or a breach of covenant for quiet enjoyment. The Rent will not abate or be reduced while the work is being done and the Landlord will not be liable for any Injury caused to any Person or to the property of the Tenant, or of others located on the Leased Premises, as the result of the entry.
34.Quiet Enjoyment. So long as Tenant has not committed an Event of Default hereunder, Landlord agrees that Tenant shall have the right to quietly use and enjoy the Demised Premises for the Term.
17. Quiet Enjoyment.As long as Tenant is not in default under the terms of this lease, Tenant will have the right to occupy the premises peacefully and without interference.
Quiet Enjoyment. Landlord represents and warrants to Tenant that Landlord is solely vested with fee simple title to the Premises with full right and lawful authority to lease the Premises to Tenant pursuant to the terms hereof. Landlord covenants with Tenant to keep Tenant in quite enjoyment and possession of the Premises without disturbance from Landlord or any party claiming by, through, or under Landlord during the term of this Lease provided Tenant is not in default under this Lease beyond any applicable cure period.
(c)Quiet Enjoyment.During the Lease Term, Lessor covenants that it shall not, through its own actions or inactions, interfere in Lessees’ quiet enjoyment of the Aircraft so long as no Event of Default on the part of Lessees shall have occurred and be continuing.
20.9QUIET ENJOYMENT.Upon the observance and performance of all the covenants, terms and conditions on Tenant’s part to be observed and performed, and subject to the other provisions of this Lease, Tenant shall have the right of quiet enjoyment and use of the Premises for the Term without hindrance or interruption by Landlord or any other person claiming by or through Landlord.
